Why East Tennessee Yards Flood
Two things make drainage harder here than in flatter parts of the country. The clay in our soil holds water instead of letting it soak through, so a yard can stay saturated for days after the rain stops. And the grades around the foothills move water fast — a storm that’s a nuisance on level ground arrives at the bottom of a slope with real force.
Add a freeze-thaw winter and standing water stops being cosmetic. It heaves walkways, undermines slabs, and turns a low spot into ice.

A Condominium in Gatlinburg That Flooded Every Time It Rained
One of the buildings took on water in every storm. The cause wasn’t the building — it was the parking lot above it. Runoff came off that asphalt, ran downhill, and arrived at the lower building with nowhere else to go.
We excavated and installed a double-piped French drain: one run tied into the building’s downspouts so roof water was captured before it reached the ground, and a second run to carry the surface water off and away.
While we were in there we found an existing drain nobody was using. It was buried at both ends and doing nothing. We cleaned it out and reopened both ends so it could carry water again — a drain that was already paid for, put back to work.
We worked alongside the property’s engineer throughout, so the installation went in according to the plan.
That’s the range: the same crew that trenches a back-yard French drain also plans and installs drainage at condominium scale. Plenty of landscapers stop well short of a multi-building site. Plenty of site contractors won’t return a call about a back yard. We do both.
We Diagnose Before We Dig
We do our own drainage consulting, so the first thing that happens is not a quote for pipe — it’s working out where the water is coming from. The wet spot you can see is usually the end of a path that starts at a roofline, a neighbor’s grade, or a low point nobody planned. The Gatlinburg job is a good example: the water showed up at a building, but the problem was a parking lot.

Do I need a French drain, or would regrading fix it?
Often regrading alone will do it, and it’s the simpler solution when the ground cooperates. We’ll look at where the water is coming from and tell you which one your yard actually needs.
Will you tear up my whole lawn?
No. Drainage work is trenched along the path the water needs to take, not across the whole yard, and we finish the disturbed ground the way you’ve chosen — seed and hay, sod, or decorative stone.
Do you take on large or commercial drainage jobs?
